Who’s coming to the Spaghetti Works District and when they’re opening

Once the fences bordering Naftzger Park went down a few weeks ago, better views of the under-construction Spaghetti Works District proved the mixed-use project is nearly complete.

Martin Pringle Law Firm, the anchor tenant of the building, relocated its offices there last week.

HomeGrown got the approval it needed from the city last week to serve food and drinks on an outdoor patio that will overlook the redeveloped Naftzger Park. It’s expected to open in December.

And there’s been interest so far in the six remaining available tenant spaces, says Brad Saville of Landmark Commercial Real Estate, who is handling the leasing on the building.

“We are wanting a nail salon, a wine bar, a cool sports bar or classy tavern in the remaining ground-level spaces,” Saville wrote in an email.

The new building is part of a $23-million project from local developers TGC Group that also includes the renovation of the old Spaghetti Works warehouse into a 41-unit apartment building. Saville said the apartments are about 65 percent occupied, and that he suspects it will pick up now that William Street and the nearby parking lot have reopened.

Work on the Spaghetti Works District is happening alongside the city’s redevelopment of Naftzger Park, and both are expected to be open in December, Saville said.

Here’s what you can expect to find at the Spaghetti Works District and when it will open:

• Already moved in: Martin Pringle Law Firm.
• Before the end of the year: Eric Fisher Salon.
• Early- to mid-December: HomeGrown, a breakfast and lunch restaurant that already has an east- and west-side location.
• Early- to mid-December: Peace Love and Pie, a dessert pie shop from the same people behind HomeGrown.
• March 1: The Hairy Sofa, a pet grooming boutique with another location near 37th Street and Rock Road
• March 1: A yet-to-be-announced nail salon.

Hutton Construction is the contractor on the build.

Developers share weekly progress photos of the project online at spaghettiworksdistrict.com. Aerial photos on the website show the building’s progress, from an empty lot to a snowy construction site, to what is now a nearly-finished building.

There is about 18,000 square feet of available class-A office space on the second level of the building, and another 6,700 square feet on the ground level, including for a “fantastic” restaurant concept that will face Douglas Avenue, said Brett Harris, a marketing director and sales associate at Landmark.

Harris said there will be a covered patio facing the railroad tracks at the back of the building. He said it’s too early to confirm who will be leasing the spaces, but that a “couple parties are looking at it.”

“There’s no doubt this will be the epicenter of downtown,” he said. “It will be alive with everything from pet owners to people on their lunch breaks.”
