Ritchie Development plans 32-acre neighborhood across from Topgolf site

Undeveloped land to the north of the future Topgolf site at 29th and Greenwich won’t be empty for long.

Local home builder Ritchie Development closed on the purchase last week of 32 acres for a new residential community that will go up across 29th Street from Stoney Pointe Apartments.

The company’s CEO, Jeff Mullen, says the neighborhood will include about 100 homes and will actually stretch across 40 to 50 acres on land Ritchie also owns to the north. A name has not been determined yet.

Construction is expected to begin in 2022, and home prices will start around $300,000.

Brad Saville and Kevin Dreiling of Landmark Commercial Real Estate brokered the transaction on the 32 acres. The seller was Tabbal Investment LLC.

Saville says Landmark is also marketing the remaining 40 acres at the northeast corner of 29th and Greenwich for commercial use. The plan is to find a multifamily, senior living, or self-storage user to build on 10 acres, with the remaining for other commercial uses.

A site plan shows potential for up to nine parcels, with drive access off of both Greenwich Road and 29th Street.

The property is currently zoned for single family and rural residential.

Real estate interest is expected to continue for properties surrounding the 22 acres at the southeast corner of the intersection where Topgolf and other “transformative development” is expected to go up, including plans for a hotel, restaurants, and apartments.

Construction is expected to start in April 2022, and finish in March 2023.
