20 Oct A gym in Wichita’s serious body builders is first tenant in new West Street Warehouse
For years, husband and wife Ryan and Brenda May had messed around with the idea of opening up their own gym, a gym specifically for body builders training for competition.
Backed by a silent investor, the Mays pushed forward with their plans for ICT Powerhouse.
Located at 204 N West St, they signed a lease on the almost 3,000 square foot space. They have been gradually adding equipment and plan to open this November.
Constructed about a year ago, ICT Powerhouse will take up half of the build-to-suit warehouse, and will be open 24 hours, 7 days a week.
Ryan May said that it would be catered toward bodybuilding, and for competitive people more serious than the average person.
Crews are finishing out the warehouse space to suit for ICT Powerhouse, adding new walls, plumbing, HVAC and electrical.
May mentioned that “it’ll have garage-door access in the back and everything, we’ll have some outdoor area space and grass area as well for people to do outdoor activities with the weights inside”.
Ted Branson of Landmark Commercial Real Estate handled the transaction on the ICT Powerhouse space, and he’s also marketing the remaining 3,000 square feet to lease, or for a buyer to sell the building in its entirety.
A limited liability company called Greenwich Retail Development which includes Landmark’s Brad Saville and SBA Construction’s Tom Schmeidler, developed the property. SBA Construction is also finishing out the building for ICT Powerhouse.
May said he liked the area because it’s centered throughout Wichita, and that it’s about the same distance from all directions rather than being more centered toward the east or the west. He said it was a nice opportunity, and they were able to get a building that could be customized.
